April 2012 Greeley real estate market statistics are in! Each month we track the following leading market indicators for Greeley, Colorado:

Under Contract = Number of properties under contract

Sold = Number of sold properties

Months Supply of Inventory = The MSI is an estimate of how long it will take for all the homes in a market area to be sold, or absorbed, based on the number of homes currently on the market and the rate that homes have sold in the past. A market is considered balanced when the MSI falls between 5-7 months. Under 5 months is considered a seller’s market and over 7 months is considered a buyer’s market.

After experiencing record level production in the Denver-Julesburg area, Noble Energy plans to drill 12 to 15 additional extended-reach wells, and has added 48,000 net acres in Northern Colorado.

Another manufacturer, Springs Fabrication based out of Colorado Springs, has expanded into the Fort Collins area. The company produces high-end metal products for industries ranging from energy to military and government. Lastly, Leed Fabrication, moved into the former Cee-Jay Tool Co. building in north Loveland. Leed Fabrication builds equipment for the oil and gas industry, and plans to employ approximately 50 workers at the new facility by summertime—six to eight existing employees and the remainder new hires.

March 2012 Greeley real estate market statistics are in!

You’re right, we can’t stop talking about the Niobrara shale formation. And for good reason — activity around the oil play continues to grow. In recent news, Carrizo Oil & Gas Inc., which has 10 wells producing and two that are being drilled, is planning at least another 12 wells for this year. Their revenue projections are between $290 million and $320 million, an increase of 280% to 320% from their previous year crude oil revenue.

While wells on are the rise, industrial space is at historical lows. According to data from CoStar, industrial vacancy rates in the county dropped to 6.5% in the fourth quarter of 2011. More specifically, of the 18.6 million sq ft of rentable building area in Weld County, only 1.2 million sq ft is vacant.

With accelerated business activity in the county, it is no surprise that Greeley recently made the National Association of Home Builder’s list of Improving Housing Markets and Builder Magazine listed Greeley in Top 20 Healthiest Housing Markets.
